✅ What’s Included

Your monthly rate includes everything:

• All utilities (electric, gas, water)

• High-speed Wi-Fi

• Weekly scheduled cleaning (for long-term tenants)

• Access to all shared amenities

• 365-day/year support and community perks like pop-up breakfasts and happy hours

📦 Move-In Process

• Simple: Sign the lease, make your initial payment, and move in based on room availability.

• No drawn-out approvals. First come, first served.

💰 Initial Deposit & Refund Structure

• Deposit Required: $20,000

• This is not a fee — it’s a refundable deposit that secures your lease and access to the room.

• The deposit is returned under one of two options depending on when you end your stay:

If You End the Lease Early:

• You must give 90 days notice

• Your refund = Unused portion of your deposit (calculated monthly)

If You Stay 12+ Months:

• The remaining deposit balance is paid back monthly over a minimum of 12 months

• Example: Ending at month 13 of a 3-year term leaves 24 months → You receive $20,000 ÷ 24 = $833.33/month for 24 months

If We End the Lease:

• We owe you the full remaining deposit within 30 days

📝 Agreement Type

• You sign a 3-year lease with a built-in subleasing option

• You can end the lease with 90 days notice and no early termination fee

🏘️ The Living Setup

• Room: Uno Room, northeast corner of the 1st floor

• Bathrooms & Kitchen: Shared with other vetted StayWithJay guests

• Entrances: Some suites have private entrances; Uno Room uses the main entrance

• Guests: Only registered guests are allowed (register online, just like a condo)

• Environment: This is a short-term rental community, not a traditional roommate house

• Quiet hours respected

• Security cameras in common areas

• Professional cleaning & support team onsite or on-call

💳 Payment Options

• Pay via credit card or ACH/direct debit (processed through Stripe)

• All payments managed online via StayWithJay platforms

💸 Monthly Cost

• Monthly rent is determined by your lease length and deposit structure

• Typical rates range between $750–$1,000/month

• You can sublease your room when traveling, potentially earning $600–$800/month in peak season

• All subleasing is done through StayWithJay’s platform and may qualify for tax deductions as a housing-related business expense
